Fall and Winter

• Start your air conditioner twice during winter months to keep mechanical parts from sticking.
• During the cold winter months, be sure to protect your plumbing from freezing and breaking. Hiring a licensed plumber to protect pipes from damage is highly recommended.
• To prevent gutters from backing up and flooding during the rainy season, remove debris from ditches and swales. Maintain positive drainage away from the building.
• Before running your furnace on full, check to make sure it doesn’t need any maintenance.
• If needed, cleaning or replacing humidifier filters or the furnace will keep the mechanism functioning properly.
• If freezing is a problem, make sure to remove garden hoses and attach freeze wraps or cones to hose bibs.
• Check roofs for damage caused during the summer

Spring and Summer

• Summer heat can cause caulking to dry and crack faster that normal. It is important to maintain the status of the caulking to prevent moisture and air infiltration that can cause leaks, dry rot, or mildew.
• In extreme heat, washing driveways, patios, etc. in cold water can damage the surface of the concrete. Sweeping is the recommended method of cleaning for these surfaces.
• Replace all filters for air-conditioning
